Phase Descriptions

Site Work/Foundation
During this initial phase, the site is cleared and graded. Utilities are installed, including lines for sewer, water, gas and electricity. Roadways and parking areas are paved. Finally, the building's foundation system is installed.

Framing/Interior
This phase makes up the bulk of the house's construction. The basic structure of the home is framed and plywood sheathing is then added to walls, floors and roof. After the building's shell is complete, plumbing, electrical lines and insulation are installed under floors and in the walls and attic. The subfloor and drywall are also installed. Following these steps, the house's interior is completed by installing such items as windows and doors, countertops, flooring and fixtures. Walls and ceilings are also textured and painted.

Exterior/Landscaping
After the house's interior is complete, the exterior siding and trim are next on the list. The house is then sealed with caulking and ready to be primed and painted. Planting and irrigation also happen during this phase. Other exterior areas receive attention as well, including the pouring of concrete driveways and sidewalks.

Inspection/Walk thru
After everything is completed, a walk thru is conducted to determine if any minor touch up items need attention. A final inspection then occurs and the City signs off on the home. The home is then ready to welcome its new owners.
